If you need help learning how to use the new feature, Jeff has created a great tutorial video. Check it out HERE. I think these would make perfect single property listing pages for Real Estate Agents. I am planning on using them to promote events, like realtor chats, library programs etc.

Keeping current with color trends. What's hot.

Could we be saying goodbye to the Brown / Teal color pallet? I really do love this color combo but it may very well be on its way out. I just received the latest Pottery Barn and Touch of Catalogs in the mail today. I think the cover photos will speak for themselves:


I think that once a particular color combination hits the major chain and discount stores it is on its way out.

To the left you will see how the beautiful Teal / Brown combo has been murdered.

I'd like you all to pause for a moment of silence and remember when T/B was fashionable, clean and elegant.

 

On our right is the new fall look, Reds are back in. Clean lines and casual elegance rule.

Take a moment to appreciate the classic beauty of... RED.

As far as I'm concerned it is a good thing. I love red, it is such a passionate, dramatic color. Red accents will always make a home look more inviting. And red is a photographer's dream adding a punch to dreary MLS photos.

Book MEME / Challenge

 

I love the idea of book MEME's but I'd really love to know if any one is taking these suggestions to heart. 

I'd like to challenge everyone who has read one of the books suggested in a Meme to write a review!  Come on I'd like to hear who is reading what.  

I am always looking for a good book and often take the suggestions of friends.  Cheryl Johnson reviewed this book in her post entitled: This Book Will NOT Appeal To Everyone

I can't say the last time I got such a kick out of a book.  It was hilarious.  I have always love philosophy and irreverent humor so this book was absolutely perfect.  It is true that this book may not appeal to everyone but I think anyone who liked Philosophy 101 and loves to laugh will be amused.  

I'll just share one joke from the Phylosophy of Language section:

"Which one of the following does not belong in this list:  Herpes, Gonorrhea or a condo in Cleveland?"

"The Condo Obviously." 

 "Nope, Gonorrhea.  It's the only one you can get rid of."

This book was just filled with little zingers that help explain complex philosophical principals.  It is a gem!

OK here are five books that I have really liked: 

  

The Mammy  by Brendan O'Carroll(HUMOR) This is a laugh out loud, do not read in a public place, side splitting tale of growing up in Dublin, Ireland.  You don't have to be Irish to enjoy it, you just have to have a family and a sense of humor.  

Sister of My Heart by Chitra Divakaruni (WOMEN)  This story is set in India.  It is about the ties that bind women, obligation and honor.  

Lonesome Dove by Larry McMurtry (WESTERN)  OK this is not my typical read.  A friend gave it to me and it sat for months before I could bring myself to read it.  I really hate westerns, but this turned out to be one of the best books I've ever read.  If you are not a big western fan either try to make an exception. 

The Red Tent by  Anita Diamant (HISTORICAL FICTION) Told in the voice of Jacob's daughter Dinah, a little discussed character from the Bible it is a glimps of what life was like during Biblical times.  

Most recently I've read Oprah's pick:

The Road by Cormac McCarthy (SPECULATIVE FICTION)  If you are looking for a light summer read this is NOT it.  The book is set in a post apocalyptic US.  It is beautifully written and absolutely haunting.  I could not put this book down. I literally read it one one sitting.  

I don't know if these would be considered my favorite books of all time, but they are the ones that stand out in my mind today.  I'd recommend them to anyone.

Who should pay for home staging?

Logic: Without logic, reason is useless. With logic you can win arguments and alienate multitudes, or maybe not.

That brings us to the question Who should pay for home staging?

The homeowner should pay.

  • It is their home therefore, their responsibility. They made the mess, they should clean it up.
  • The homeowner stands to make the most profit from the staging.
  • When the homeowner pays they are invested in the process and will follow through.
  • Realtors are not expected to pay for landscapers, painters or other contractors.
  • Just because a Realtor refers a stager does not mean they must pay.

The realtor should pay.

  • Offering Free home staging consultation to every homeowner that lists with you will get you more listings.
  • If you get one extra listing per year because you offer staging consultations your commission on that one extra home will usually be enough to cover staging service for up to 18 home staging consultations.
  • Your listings will sell in 50% less time, that translates to 50% less marketing, open houses, weeks of your time.
  • Staged homes will sell for 6.3% more money. (Coincidentally 1.5% of that extra money will usually cover a staging consultation).

So who should really pay for home staging services?

  • Either way the home will sell in 50% less time

  • Either way the home will sell for 6.3% more.

  • Either way both parties will have a less stressful real estate experience.

  • Either way the realtor and homeowner will have the satisfaction of knowing they did their best to sell the home.

  • In the end, it really doesn't matter to me who pays, as long as the stager get paid. ;)

Board of Realtors Affiliate Memberships

I have been a member of the Rockland County Board of Realtors for some time now.  It is a great way to become involved in your local real estate network.  Each month they mail out a newsletter that lists the board of directors and the affiliate members and articles relating to local issues.  When I joined the RCBOR was nice enough to create a affiliate designation for Home Stagers.  So far I am the only proud member, but as the industry grows I'm sure more stagers will join.  

Recently I was invited to contribute an article to the RCBOR newsletter.  Each month they do a member spotlight highlighting one of the affiliate members.  I was thrilled to be included.  Below is the article that will be appearing in the September Newsletter.  

Everyone in the real estate industry should join their local Board of Realtors.  It is a great place to get to know the local issues and meet the movers and shakers in the area.  If you are a member of your local BOR you should see they would be interested in an article on your industry.  It takes a great deal of work to put out a monthly newsletter so you may be just what they are looking for.
