Marketing your company with Real Estate Shows

I have been planning on creating a HSS (Home Staging Show) that I can publish on my website almost as a commercial for Rockland Home Staging.I thought it would be a great way to market myself and my business.  I was trying to think of ways to use HSS as a marketing tool. I was having a mental block on how to do this.  I did not want to just list a bunch of before and after photos and write things like Bathroom Before / After but my brain was fried.

Then I watched Becky Fields  Home Staging Show which can be seen here:

I'll be honest, at first I was tempted to email Becky and ask if I could just copy her show. (OK I'll admit it - I was having a moment of weakness). It has been a really long week and my creativity meter was on low.  So I drank a pot of coffee and got to work.  I did not have a specific plan but the beauty of Real Estate Shows is that you can start, just start and see where it will lead you.

As some of you may know I have not updated my website since the day a put it up and I am past due to update it.  This should motivate me to get it done!  I can't wait to get the show on my site.  And now with the release of Real Estate Shows new player people will not even have to leave my site to view the show.  The embedded show above should be available from RES soon.  Then we will be able to post the shows directly to our websites or blogs.  :)

I've been featured on vFlyer!!!

OK most of you guys know that I love vFlyer.  Recently I was contacted by Oliver from vflyer.com.  Oliver said that vFlyer was featuring a business that uses and promotes vFlyer.  He said I was chosen because I have been supportive of vFlyer on Active Rain.  So when I went back and looked I realized I really have blogged a lot about vFlyer.  Well some may say that I'm obsessed with cookies, the case may also be made that I'm obsessed with vFlyer.  ;)   I HEART YOU GUYS!!!

Member Spotlight - THE ENTIRE PHOTOGRAPHY GROUP oh yea!!!

It is a huge decision to choose one member to spotlight in the  Weekly Member Spotlight .  I have decided to break with convention and feature an entire group.  The Photography group is one of the nicest places on Active Rain.  It is the kind of group that reminds me of the bar from the series Cheers.  It is the kind of small group where everyone knows your name, everyone is friendly and you may even learn something if you spend enough time there.

What post are most proud of?  I'm still waiting to do a post I'm truly proud of.  I have done many that I have worked hard on, about 99% of them to Localism, but I still feel like I am finding my "blogging voice."  I love working on localism posts because I get to share information about the city I love with consumers.  About 4 years ago I was living in Washington DC with my husband and 1 year old daughter.  We thought about getting out of the city and moving to the Dallas area of Texas.  I had only been to Dallas once or twice before and even though my husband grew up here he'd hadn't lived here for over 10 years.  So our new home search & new community search was 100% internet based!  That experience brought us to Frisco and we couldn't be happier.  It also taught me how great a tool the web can be for home buyers & sellers.  And that if done right, finding a new home on the internet can be done.  Wow! If I had only had Localism back then . . .

What is your favorite part of Active Rain? I love that there is a place to go to get trusted advice and to hear varying opinions.  I think by reading and participating in this community we are growing as professionals and our clients will benefit.  I haven't found this type of place anywhere else.  Certainly not when I was a real estate rookie and my first broker was a big chain.  We had hundreds of agents in that office and not 1 was willing to candidly share experiences.

Who do you admire on Active Rain and why?  There are too many to name, but I do really admire those who just jump in full force. Also those that seem to "thoughtfully" blog & comment daily.  I thought I was great at time management, but now I feel like I'm in a whole new league.

 
Anything you want the Active Rain community to know about you? 
Real Estate is my second career.  I went to grad. school for Political Management, specifically Environmental Management.  I worked for many years in Annapolis, MD for the State Legislature writing, defending and debating bills on clean air & water issues, energy and natural resource policies.  I LOVED that job, but wanted to make a switch after my daughter was born.  People always ask if I miss it.  And I do, but I wouldn't go back.  I LOVE the journey I'm on now.  Helping people buy and sell their homes is rewarding in a way no other "job" could be.

Real Estate Shows + Home Staging = SUCCESS

I think Real Estate Shows is a vehicle that we can use to cultivate these relationships.

Home-Staging: A Different Way of Looking at Your House

Maureen Henry owner of Rockland Home Staging shares a proven strategy for using your own furnishings and accessories to create a warm and inviting environment.

Maureen Henry  from Rockland Home Staging spoke to a group of about 20 at the West Nyack Library.  The group was interested in Home Staging and Interior Redesign. 

The course focused on 5 Redesign Resolutions:

1. Getting Organized

2. Finding your personal style

3. Chooseing a color theme 

4. Getting creative - never let a small budget stop you from decorating.

5. Resolving to bring into the home only things that you truely love.

The group was lively and asked a ton of questions.  We watched a 10 minute slideshow illustrating the various Redesign Resolutions while snacking on cookies.  Everyone had a great time, including the instructor!

Easy Easter Cake

Here is an Easter Bunny Cake that I've been making for years.  My Mom used to make it when I was a kid.  It could not be easier.  You just use one box of yellow cake mix in two 9 inch round cake pans. 

 

When the cakes have cooled cut two pieces out of one of them for the ears - this will leave you with a bow tie shape.  

 

Arrange the bunny on a tray then frost.  I piped the icing on to the cake using a pastry bag and floral tip, but you can just frost it using a knife.  I have also seen it covered in coconut.  

 

Whenever I make this cake people love it!  They think I went to so much trouble, but really it couldn't be easier!

I'm never coming out of the closet. NEVER!!! (and you can't make me)

My walk in closet is the one place in the home that is mine, I have complete control.  It is neat, organized and color coordinated.  What more can you really ask of a space.  When things get really hectic in the house and the chaos is threatening to take over my husband always says, "HONEY WHY DON'T YOU GO STAND IN YOUR CLOSET FOR A FEW MINUTES - I'M SURE IT WILL MAKE YOU FEEL BETTER"  And you know what it usually works.

As a home stager in Rockland County NY I really try to practice what I preach so when people say - color coded closets are a myth or only exist in the custom closet adverts - I can proudly raise my hand and say yes I am that much of a neat freak and I actually do color coordinate my closet.  Well it is actually pretty easy for me because I am from NY and probably 75% of my wardrobe is black, but still everything else is categorized by type of clothing then arranged by color.

When selling a home organizing the closets is critical.  Besides the kitchen, closet space is up there on the list of things buyers are looking for in a new home.

Actually, getting closets in order is easier than you may think.  This is how I help clients get organized.  Deep down their is a neat freak in all of us.  You just have to unleash it and FLY YOUR NEAT FREAK FLAG.

It is spring, time put those woolly winter sweaters and long john's away until next year.  It is time for SPRING CLEANING.  If you set aside 2 hours to tackle that closet I think you can do it and still make happy hour at the local hot spot.  Stay with me now, get out your organizer and book 2 hours to take back that closet.  Trust me you will thank me for it later.

FOLLOW THESE FIVE SIMPLE STEPS TO CONQUER THE CLUTTER AND TAKE CONTROL OF YOUR CLOSETS.

ONE - take everything out of the closet.  This is the best way to really see what you have and prioritize what goes and what stays.

TWO - Make three spaces in the room.  STAY,  TOSS, DONATE.  

THREE - Look at every item with a critical eye - does the item make you Feel good? Look good?  Does it even fit?  If the answer is no it might be time to let it find a new home.  It is sometimes hard to get rid of things that are still in good shape.  It seems like a waste - look at it this way - they really are going to waste in the back of your closet.  Why not donate them to someone who might really appreciate them.  There are many groups in each town that will take clothing, shoes, handbags and any other items you may no longer need.

FOUR -  Group all hand bags, ties, belts or any other accessories you may have and place them in clear storage bins. (You probably should purchase these ahead of time)  When these items are placed in bins they are easier to access and you will gain valuable storage space by stacking them.  Shoe storage is always an issue.  There are many commercially available organizers for shoes. Place formal or specialty shoes that you really don't wear often in clear shoe boxes.  

FIVE - OK you are ready to reload the closet.  Place the storage boxes on the shelves first.  Now that you've pared down your wardrobe, separate it by type of item, group all shirts, skirts, slacks etc.  Now go through each group and put the like colors together, start with light and go to black.  This process should only take a few minutes.  

SECRET:   When you put hang the items in the closet place the hangers backwards facing in toward the room.  Whenever you wear an item rehang it facing the correct way.  At the end of 6 months any items that are still hanging backwards should be donated.  If you have not worn it in the last 6 months chances are you are not going to wear it again. 

I know it is sometimes hard for people to let go of things but you need to say to yourself: What is the worst thing that could happen if I get rid of this __________.  The answer may surprise you - if you ever really decide that you can't live without the __________ then (and this is the good part) you get to go shopping and buy a new one.  And chances are it will fit you better and be more in style than your old one.  

Everyone needs a place that is peaceful and organized.  SO I SAY - GO ON - GET IN YOUR CLOSET.
